Ron Schivo is a partner at Utrecht & Lenvin, LLP. He has been practicing law in San Francisco since 1989. He is a civil litigator with an emphasis in real estate law. Ron’s particular area of expertise is representing residential landlords in San Francisco. Main practice areas:

• Evictions under rent control
• Tenant buyouts
• Developing strategies for sellers & buyers regarding tenant-occupied property
• Ellis Act
• Property management issues (notices, leases, dealing with tenants)
• Representing trustees regarding trust-owned property
• Commercial lease disputes
• Partition of real property and other ownership disputes

Ron handles jury trials, court trials, arbitrations, and hearings at the San Francisco Rent Board. Clients include owners of large buildings, family-owned properties, property managers, developers, trustees. Multiple published appellate opinions (e.g., Pazderka v. Caballeros Dimas Alang, Inc. (1997) 62 Cal.4th 658). Ron is a graduate of USF (undergraduate and law school). He is also a member of the Board of Directors for Optimist Volunteers for Youth, a non-profit that owns and operates the OVY youth camp near Half Moon Bay.
