Patrick J. Connolly is a partner at U&L and a third generation real estate professional, coming from a family of brokers, realtors, and appraisers. He has been practicing real estate law in San Francisco for over a dozen years. Much of his practice concerns subdivision law, including development projects, administrative approvals, subdivision map applications, creation of community associations (such as homeowners associations), condominium conversions, and title issues. 

He has provided subdivision documentation for many properties in San Francisco, including for new condominium developments in the South of Market area and some of the largest condominium developments in the history of San Francisco, as well as for numerous projects throughout the Bay Area.

He trained with Jack Wholey at U&L, who has been one of the most prolific and esteemed subdivisions attorney in San Francisco for many decades. Mr. Connolly’s practice also includes drafting residential and commercial leases, lease termination agreements, purchase and sale agreements, easements, exclusive representation agreements for real estate agents, promissory notes, and settlement agreements. 

He has advised clients regarding many eight figure residential and commercial purchase/sale and commercial lease transactions. In his earlier years of practice, Mr. Connolly concentrated primarily on real estate litigation, representing clients in San Francisco and the Bay Area regarding residential and commercial real property issues.  He is experienced practicing before trial and appellate courts throughout Northern California and before the San Francisco Residential Rent Stabilization and Arbitration Board. 

Mr. Connolly’s background in litigation gives him a unique approach when drafting transactional documents, which focus on avoiding the pitfalls of litigation, or, when avoiding litigation is not possible, drafting to improve his clients’ position in litigation which may arise in the future. His experience in real estate in San Francisco is broad, having represented clients involved in many different aspects of real estate, including large scale condominium developers, urban in-fill developers, real estate brokerages, real estate agents, property management firms, property investment companies, sellers, lenders, borrowers, buyers, corporate and mom-and-pop landlords, tenants, and other notable clients, including multiple Ivy League universities.  He also has experience working with insurance companies to defend lawsuits brought against policyholders, generally concerning real property matters. 

Mr. Connolly is also a licensed California real estate broker/officer (DRE License #02021800) and has personal experience, in addition to his professional experience, in real estate development in San Francisco. Mr. Connolly was selected as a Super Lawyers 2016, 2017 & 2018 Northern California Rising Star.
